Commercial mechanical work for people who have to answer for the building

Facility managers do not want a supplier, they want somebody who will produce a number when asked. Everything below exists to make that possible.

What we work on

Offices, flex and light industrial, multifamily, retail, light laboratory and tenant fit-out. Packaged rooftop units, split systems, VRF, chilled water and hydronic plant, dedicated outdoor air, and the controls that tie them together.

Project sizes run from a single 7.5 ton changeout to a full plant replacement across a campus. What does not change is the survey at the front and the balancing report at the back.

Ventilation when the use of a space changes

The most common compliance gap we find is a space whose occupancy changed without the outdoor air rate changing with it. An open office converted into a training room, or a warehouse mezzanine turned into desks.

ASHRAE 62.1 gives the breathing zone airflow as Vbz = Rp x Pz + Ra x Az. For an office that is 5 cfm per person plus 0.06 cfm per square foot. Run that for the new use and the required rate is often well above what the system is set to deliver.

We calculate it, set the damper to deliver it, and trend the result so it can be shown rather than asserted.

Working around a tenant

Weekend crane picks, night shifts, temporary cooling where a shutdown cannot be avoided, and a programme that says which unit is down on which day. Landlord rules on roof access, noise and lift bookings get built into the programme at proposal stage.

Agreement holders get a four hour response target in business hours and 24 hour coverage, with an account engineer who has already been in the building.

Capital planning support

For clients with multiple buildings we maintain an equipment register with age, condition, remaining service life and indicative replacement cost, refreshed annually.

It is the document that turns a five-year capital plan from a guess into a schedule, and it is why several of our clients replace equipment in the spring rather than in the middle of a July failure.

Economizers are the cheapest thing on a Denver roof

A working economizer in climate zone 5B is worth more than a point of IEER, and it is the component most likely to be broken on a unit that has not been maintained. On every commercial survey we do, it is the first thing we open.

How do you work out how much outdoor air a commercial space needs?

ASHRAE 62.1, ventilation rate procedure. The breathing zone outdoor airflow is Vbz = Rp x Pz + Ra x Az, where Rp is the rate per person, Pz is the zone population, Ra is the rate per unit area and Az is the floor area.

For an office that is 5 cfm per person plus 0.06 cfm per square foot. The number that comes out of that is frequently different from the number the existing system delivers, particularly after a tenant changes the use of a space.

We calculate it, we set the outdoor air damper to deliver it, and we trend the result so it can be shown to have been delivered rather than assumed.

Do you take on work you did not design?

Yes, for service, maintenance agreements and repairs. That is most of what a mechanical contractor does.

For a replacement we will always re-run the load and measure the existing distribution before quoting, even if the equipment is a straight swap on paper. It is the only way to avoid inheriting somebody else’s sizing error at a higher price.

If the honest answer is that your existing system has years left and needs a repair rather than a replacement, that is the answer you will get.

Without an agreement we schedule against available capacity, which in a July heat event or a January cold snap can mean a wait. That is not a sales tactic, it is arithmetic about how many trucks exist.

Every visit, agreement or not, ends with recorded readings in your log rather than a verbal summary.
